[post_content] => Many clients employ different procurement routes to manage their projects. These include project management, construction management and development management.
Projects
Chelgate has considerable experience with all of these procurement models, assisting either the client or the project team. One of our early clients was involved in a major development management project to build First Direct Bank’s first dedicated banking building in Leeds. We handled all of the public relations for the project, including the completion and formal opening of the building. In those pioneering days, it was not known whether telephone banking would take off, so the design of the new building was such that it could be converted into a supermarket if the concept was unsuccessful.
More recent projects have included the Welsh Assembly and the remodelling of Trafalgar Square.
Consultants
We have provided public relations assistance to numerous consultancies offering project management, construction management and development management services. This has included media relations, public affairs, marketing, networking, training (presentation, media and local authority) and online consultancy.

[post_content] => Our executives have worked for many of the UK’s largest property developers and property agents for many years, marketing properties across the UK. These have ranged from multi-million pound Sir Terry Farrell designed villas in Regent’s Park in London to one-bedroom apartments in Kent, and from four-bedroom town houses in York to executive houses in Bristol. Our team consists of seasoned professionals, including a former property developer.
Our experience and expertise is such that one of our executives was seconded to the then fifth-largest housebuilder for two years as the head of external communications, handling all public relations supporting sales across the UK. Secondment is not unusual at Chelgate, with staff going to a number of leading organisations over the years.
Other executives have journalistic backgrounds, with an ability to identify news and feature stories which will achieve coverage in the media. For one leading housebuilder we undertook all of its consumer promotion covering nine regions, and an average of 150 current sites, for four years. Independent research confirmed that our efforts increased the level of coverage from by around 40 cuttings per month to over 200 per month within six months, and to a height of 472 cuttings per month after the first year, averaging-out at over 350 per month over the entire period.
Our range of services we offer is comprehensive, and includes:
Strategy and programme development (UK)
Chelgate has been involved in creating and implementing marketing strategies for UK P0000403properties for many years. We can provide marketing strategies specific to the development or property, whether it is a penthouse in prime central London or family homes in the Midlands, designed to raise profiles and increase footfall on sites.
Creative services
We will help you create a brand identity for your development, and then ensure it is projected through your marketing materials. This could include design of sales brochures, sales website, videos, exhibition stands and other collaterals.
Marketing collaterals
We can also assist in the conception of these, and in project managing and sourcing the production. These include brochures, leaflets, advertising, exhibition stands and other collaterals.
Media relations
We have a very strong track record of media relations across local, regional, national and international media. We will identify stories about your development and properties for the media, which we will then discuss with them. These would include devising features for journalists as well as providing material for features, property showcases and general property round-ups. We are speaking to the key property journalists every day so we know what they are covering and we know what they want.
Events
We can also assist with face-to-face marketing activities such as site launches, phase launches, sales seminars, property exhibitions and other events. This can range from organising the entire event, including marketing and promotion, through to simply giving advice as to how to get the best out of the activity.
Internet presence
The internet is the main research tool for people looking to buy property. If they hear of a property they are interested in, the next port of call will be a search engine. We will assist you in developing a quality website which is optimised to ensure your development and properties are on the first page of the search results. This can simply be providing advice and assistance to your webmaster, or we could design, develop, upload and maintain your website for you.
But internet presence is not just about a good website, it is also about being visible in the social and professional networks where prospective purchasers live. Networks such as Facebook and LinkedIn all have interest groups focusing on property or countries or regions. We will ensure that you are visible on these networks, and where appropriate, active contributors to interest groups, blogs and bulletin boards.
Online marketing
Once you have a quality website, traffic needs to be driven to it. We will assist in developing an optimised website and in being active on social and professional networks, all of which will drive traffic to your website.
In addition, if it is necessary, we can develop and implement online marketing programmes to drive and attract more traffic. These could include cost-per-click campaigns, banner advertising on selected websites and feeder and gateway pages.
Market research
Development marketing can sometimes require market research. We offer a full range of market research services including online, telephone, face-to-face, focus groups, workshops and seminars.
Some of these market polling and consultation tools can also be deployed during the planning process (see our planning services).

[post_content] => Chelgate has particular experience working in the procurement and legal PR sector of the construction and and property industries. This is a particularly complex element of the construction and property industries, and one which has, and continues to be, controversial.
Construction procurement has always been criticised for being adversarial and inefficient. The industry has been subjected to numerous reviews, such as Latham and Egan, and numerous reforms, such as project bank accounts.
Many new procurement routes have emerged and become popular, the most notable being design and build, and then the market changes and they become less popular, such as construction management. Although the industry has made huge strides, there remains the same pressures on clients, contractors and subcontractors: cost minimisation and profit maximisation.
Many of these new novel procurement routes, such as partnering and collaborative working, have been adopted by many clients, although when the industry goes into decline, clients tend to revert back to traditional forms of procurement as they are known, understood and trusted.
Chelgate has worked with companies and trade organisations during times of great change, providing public relations and public affairs services to promote innovation in procurement, supply chains and local procurement.

[post_content] => Building contractors and subcontractors have specific public relations requirements at different times in the construction cycle. Whether it is raising awareness to ensure you get on tender lists or presentation training to ensure you secure the project, we understand what you need, and we have over two decades of experience in providing these kinds of support to many of the industry’s leading organisations.
Corporate promotion
All contractors and subcontractors have to go through the often arduous tender process, but before that, they have to get on the shortlist in the first place. Most projects receive expressions of interest from numerous contractors interested in doing the work, and a typical short list would only include six companies.
We understand this process and how to raise awareness of your brand and reputation to ensure that your company is perceived in the right light, its past achievements are fully appreciated, and your reputation fully understood, giving you ample opportunity for being included on the tender list.
Once on the tender list, you will hopefully make the shortlist and will be invited to make a presentation. We can help you in devising that presentation, training staff that need assistance, and providing a constructive forum for you to practice the presentations, to ensure you have the best chance of being successful.
Once working on a project, we can also assist with providing public and community relations where a project requires. Our expertise in delivering community relations are award-winning, and range from newsletters and local meetings, through to manning help lines and handling difficult residents.
Marketing support
Although most contractors are very good at site profiling, many still fail to take the opportunities presented by a prominent site. We can help in ensuring full advantage is taken, ensuring your company name is prominent and visible to all passing public and traffic.
We can also assist with the various promotions associated with the contract which would benefit the marketing of your company, building reputation and awareness. These include the various events and ceremonies, such as ‘sod-cutting’, foundation stone laying, ‘topping-out’, completions and openings. We can assist in-house teams in approaches to these events, and assisting with organisation and project management. We have handled events involving most members of the Royal Family, various politicians, even including foreign heads of state.
